A RECORD $4 million-plus has been tipped for a Cabarita waterfront home as vendors line up their fresh spring auction listings.

The prestige Parramatta River listing would break the suburb’s potentially shortlived $3.8 million record set in July.

Despite the headlines about the weak property market in the top price range, agents have continued to set record prices across Sydney.

A Connells Point waterfront house has been sold for a record $3 million, days after a $2.5 million top bid at its August auction.

”There were five registered bidders, with two subsequently putting in higher offers post-auction,” the selling agent Norman Honer said.

The suburb’s record, set on the same street, stood for five years at $2.84 million. There is a $3,375,000 asking price on a non-waterfront Connells Point house which passed in at its recent auction at $3 milllion.

At Illawong, a record $2.01 million was paid for a five-bedroom house built in the mid-1990s. It just surpassed the previous $2 million record set two years ago.

”The initial $2.4 million pricing was to create attention,” its selling agent, Les Debreczeni, said. ”After that strategy worked we had buyers who had been looking elsewhere who came to look at it. We reviewed the price in the new year and then negotiated its sale.”

At Castle Hill a mansion sold for $2.96 million, exceeding the suburb’s previous highest price by almost $600,000.

At Dolls Point $3,125,000 was paid for a 1920s P&O-style brick house on a 1411 square metre block. Its selling agent, Adam Halacas, said it was suitable for an 18-unit development. ”As a home it was worth $1.5 million,” he said.

The five-bedroom two-storey Cabarita listing comes with views of France Bay from its 973 square metre resort-style grounds. ”We are hopeful buyers will offer more than the current $3.8 million record price,” its listing agent, Joseph Georges, from George Ellis Real Estate, said.

The year kicked off with the settlement of a record $2,875,000 sale at Cheltenham. The house on Cheltenham Road, on 2085 square metres, last sold in 1991 for $940,000. The suburb’s record had stood at $2.4 million since 2005.

In June buyers settled on a $3.15 million Haberfield house. The five-bedroom Turner Street house last sold in 1992.
